What We Do | BioHazards

Assessment and Documentation
Technicians perform a thorough inspection to identify the type and extent of contamination (e.g., water category 3, bloodborne pathogens, or OPIM). They use moisture meters, thermal imaging, and visual evaluation, classify the hazard level, develop a site-specific work plan, and document everything with photos, diagrams, and notes for insurance, regulatory, and liability purposes. Safety and health risks for workers and occupants are evaluated first.

Containment and Safety Setup
The affected area is isolated using physical barriers (e.g., 6-mil polyethylene sheeting), negative air pressure with HEPA filtration (to create 4–6+ air changes per hour), and dedicated entry/exit zones (often including a decontamination or "clean room" staging area). Full personal protective equipment (PPE) is donned, including respirators, suits, gloves, and boot covers. This step prevents the spread of contaminants to unaffected parts of the building.

Removal of Contaminated Materials
Gross contamination, porous materials (carpet, drywall, insulation, padding, etc.), and visibly soiled items that cannot be effectively decontaminated are carefully removed and disposed of as regulated biohazardous waste. This may involve controlled demolition (e.g., flood cuts 12–24 inches above the water line) while maintaining containment and using proper bagging/sealing techniques to avoid aerosolizing particles.

Cleaning, Disinfection, and Decontamination
Remaining structural surfaces and contents are thoroughly cleaned using EPA-registered hospital-grade disinfectants effective against bloodborne pathogens and other microbes. Techniques include HEPA vacuuming, damp wiping, hot water extraction, and antimicrobial applications as appropriate. Multiple passes ensure removal of residues, odors, and invisible contaminants. Air scrubbing and deodorization may occur here or in the next step.

Verification, Drying (if applicable), and Final Restoration
Post-cleaning verification confirms the area is safe (visual inspection, ATP testing, or other clearance methods). Any remaining moisture is addressed through structural drying per S500 principles. The space is restored (repairs, painting, etc.), and final documentation is provided, including clearance statements. A walkthrough with the client ensures satisfaction and confirms the property has been returned to a sanitary, pre-loss condition.
